
The site
Site location
The site is located within the heart of the Bedminster area of Bristol, between East Street to the north and Dalby Avenue to the east and south.
Part of the Bedminster Green regeneration area, the site is previously developed, brownfield land which has been cleared, ready for redevelopment. It comprises two parcels of land either side of Catherine’s House (Plot 3 (west) and Plot 4 (east)) (see site location image above).
This is a highly sustainable location for new homes, within easy walking and cycling distance of the city centre. It has good bus services, is a short stroll to Bedminster train station and within easy reach of Temple Meads train station.
Planning background
The site falls within the Bedminster Green Framework (February 2019) which identifies the site as a potential development site for housing.
In 2021, planning permission was approved for a hybrid scheme encompassing multiple plots from East Street to Dalby Avenue, enabling 180 dwellings to come forward. The approval included elements of height, conversion, and scale. Catherine’s House has subsequently been converted and plots 3 and 4 formed part of the consented scheme.
Since planning was approved, higher build costs associated with the Covid pandemic and geopolitical volatility meant the proposal needed to be reviewed to ensure a viable development can come forward for Bristol.
A new full planning application is being worked up for co-living studio apartments and young persons housing, together with resident amenity space and associated servicing and access.
The proposed height and massing will sit within the previously approved parameters.
